What is a Energy performance Certificate (EPC)?
The Energy Performance Certificate is the Certificate issued by a Domestic Energy Assessor (DEA) and records the energy efficiency of a property.
The certificate is part of the Home Information Pack required by Law when selling your Home.
The Energy Performance Certificate produces a rating for the building, based on information gathered by the assessor during their inspection of the property.
This rating is displayed in the same way as the energy efficiency of many domestic appliances, on a rating scale of A - G.
The information recorded is based upon, construction, property size, heating system, lighting and present insulation installed at the property. The software used by the inspector calculates the energy efficiency of the property using RDSAP calculations.
The software produces a rating (certificate) in a user friendly format.
The software also delivers recommendations to improve the energy efficiency of the property. By following these recommendations the Home Owner can reduce the running costs of the property.
The Energy performance Certificate is designed to supply the owner/ buyer of the property with constructive information and is in no way detrimental to the property. The majority of properties being surveyed have a D-E rating - the idea is to raise these ratings, making our properties more energy efficient and reduce the carbon footprint of properties within Europe.
